The Client
Our client was a Hong Kong national and resident who had bought an off-plan development. Unfortunately, the development was delayed and this resulted in the completion corresponding with a move from Hong Kong to the UK whilst still working for her Hong Kong company and paid in Hong Kong Dollars. The property was a buy-to-let investment and was the client's first property. They had no UK landlord experience along with not owning a UK home and moving into an air b&b.
To ensure the client would complete without a late penalty being charged, and potentially losing their 20% deposit, we had to find a lender who would accept all of the complex criteria.
The Solution
To make this cost-effective for the client, we decided to source a mortgage term product instead of an expensive bridge. Visionary Finance was able to acquire a highly competitive 70% loan to value against the property which had no minimum income requirement and no minimum term to be residing in the UK. We also had to take into consideration this client had no current property and was a First Time Buyer/First Time Landlord. As the client was moving countries we took all of the stress away from the client and managed to get this offered in just 3 weeks.
Ultimately, the client now has a UK credit footprint she can build and a professional tenant with income in the UK. This will result in more suitable lenders available once she is settled and we look to review her mortgage at the end of the 2-year fixed period.
